Inspection Overview
This inspection is limited to identifying and documenting visible conditions related to moisture, potential mold indicators, and general safety observations.
Observations may include air filter condition, blocked or restricted exits, visible fire safety concerns, and the condition of accessible components such as railings and walking surfaces.
This is a documentation-based service only. Coastal Life does not perform maintenance, repairs, or corrective actions.
If an observed condition presents a potential immediate safety hazard, reasonable actions may be taken to help reduce exposure, including notifying responsible parties and recommending restricted access where appropriate.
Coastal Life will promptly communicate these conditions to property management or the designated contact.
Recommendations for qualified maintenance or repair professionals may be provided when needed.

RISK LEVEL KEY:
MODERATE - Interior Wall Surface (Exterior - Facing)
Observation: Minor discoloration observed along the lower wall section.
Condition: Moisture meter readings indicate elevated levels compared to surrounding areas.
Documentation: Photographic evidence and meter readings recorded at the time of inspection.
Recommendation: Recommend monitoring and further evaluation if conditions persist.
MODERATE - Interior Living Area
Observation: General air quality conditions were reviewed using a handheld monitoring device.
Condition: Readings indicate variation from baseline conditions.
Documentation: Measurements recorded at the time of inspection.
Recommendation: Recommend continued monitoring and evaluation if concerns remain.
PRIORITY - Stairway - Level 2 Landing (Exterior, East side of Building)
Observation: A diagonal support brace at the stair assembly appears loose at the connection point.
Condition: Movement noted at the brace connection during normal contact observation; condition may affect the overall stability of the immediate component.
Documentation: Photographic documentation captured at the time of inspection.
Recommendation: Recommend prompt evaluation and securing of the connection by qualified maintenance or structural personnel.
